What You Will Be Doing

Project Planning & Scheduling

Assist in creating, maintaining and executing the project plan and schedule with the project team.

Knowledge and understanding the sequencing of work and development of scopes in collaboration with other team members to develop sub trade packages.

Assist with weekly coordination/schedule meetings with subcontractors.

Participate in weekly meeting with project team to discuss project schedule, early trade buyout, long lead items, submittals, any project issues, etc.

Advises Superintendent of potential problems, work interferences or schedule difficulties related to assigned trades/scope of work.

Anticipate and assist in resolving project issues and schedule difficulties.

Participate in Crew Analysis at job start to compare with Budget.

Safety & Quality Control

Responsible leader of site safety, job site cleanliness, implements, enforces, and effect manages Morley Builders safety policy and procedures.

Monitors subcontractors to ensure that safety requirements are adequately met.

Assist with all hands safety meeting monthly.

Work with Safety department on JHAs, incident investigations & best practices.

Acts in a manner of integrity that shows support for the company, its values, and the employees, while maintaining a constant focus on meeting or exceeding customer requirements and expectations.

Ensure project materials and workmanship meets the project Quality Standards, Design Team and Morley Builders Standards.

Review Morley Builders QA/QC Program with project team, develop and oversee punch list program.

Completes punch list and corrects all punch list related items.

Address all job hazards at beginning of job with Safety Director and Superintendent.

Assist with all Safety related documentation including Weekly Site Observations, JHAs, Pre-Task planning, Site Specific Safety Orientations, Training Logs, IIPP Binder.

Participate in Daily Stretch and Flex and morning huddles at start of work day addressing hazards and important activities with your crew.

Budgets/Cost Control

Have an understanding of the projects cost reports and participate closely with Superintendent and Project Manager on Cost Projections.

Assist in managing General Contractor (safety, cleanup, etc.) direct labor on the project as applicable.

Participate in the review and approval of Subcontractor payment applications.

Manage the cost and use of project tool and equipment usage.

Participate in review of Original Engineering estimate, quantities and original budget prior to start of work.

Assist project team in evaluating Bulletins and estimating change order work.

Review and manage labor resources and equipment.

Review and monitor costs on a daily / weekly basis - Lead Milk and Cookies meetings weekly.

Review and approve invoices and purchase orders for materials and equipment on the project including cost coding and all back-up documentation.

Review and approve Subcontractor/Vendor payment applications.

Manage the cost and use of project tool and equipment usage.

Review Original Engineering estimate, quantities and original budget prior to start of work.

Jobsite Management & Administration

Understands project Documents, Specs, any special requirements or conditions, Soils Report possible ground water and or contaminated soil issues and requirements for disposal.

Assist Superintendent with project site logistics: Evaluate project obstacles, power lines, trees, light poles, neighboring properties. Evaluate all hoisting requirements for job; manlift and crane requirements. Site security fencing, entrance/exit locations for loading and unloading, dumpsters, pedestrian protection, SWPPP, signage, sub parking, temporary power, water, and lighting. Parking/street closures for specific staging requirements; concrete pumps, ready-mix staging and other large quantity materials.

Ensures that required inspections are completed at the appropriate times and permits are signed off.

Engage with the project team in constructability review of the construction documents, shop drawings, submittals and RFIs.

Assist in maintaining the projects daily Job Logs.

Maintains good relationships with neighbors of jobsite.

Develop and maintain professional relationships with Owner, Client, Design Team and City officials.

Mentor, teach and inspire younger employees.

Set goals and strive to come up with innovative approaches to Building.

Maintain the projects daily job logs, concrete pour records, and daily concrete placement summaries. In addition, prepare accurate job history information with photographs.

Manage concrete ready-mix procurement.

Participate in formwork analysis and manage formwork purchases and procurement.

Manage timesheets and paychecks of all field workers.

Manage quantity take-offs, weekly quantity reporting and labor account costs coding.

Subcontractor Management

Monitors sub trade work to ensure it meets the requirements of the drawing and specs.

Manage subcontractors to ensure they maintain the project schedule.

Understanding and function of the building MEPS systems for timing of permanent power for start-up during the commissioning process.

Understanding of the TCO/CO process as related to Fire Alarm, Fire Sprinkler and related systems.
